FAQ:

Do I have to be present at my inspection? You do not need to be present, however, it’s in your best interest as the inspector will review his report with you before he leaves. Being able to ask questions directly will help you to determine which items are of most concern. Inspections take several hours, therefore we recommend you at least attend the end of the inspection.

Does the seller have to be there? The seller does not need to be present, as they are not our client, however, we will need to confirm the inspector has access to the property.

Will anyone else see my report? Your report and summary will not be seen by anyone else without your permission. That being said, we’re happy to email the report to your realtor or insurance agent with your permission if it helps to expedite the process.

How long will my inspection take? The time of the inspection can vary depending on what is included in the inspection, the size of the home, the year of the home, etc. The average full home inspection takes 2-3 hours.

How much does a home inspection cost? The cost of the inspection depends on multiple factors including the size and the year the home was built. Add-ons such as mold testing will also change the cost. Contact us via message or phone and we’ll be happy to give you a free quote.

What other services do you suggest?

Our additional services can help save you time, stress, money, and frustration, by coordinating all of your home inspection needs at the same time, so you don't have to. How is payment made?
Payments can be made by cash, check, Zelle, or credit card (with a fee). If you will be present for the inspection, you can pay at that time, otherwise, we ask for payment to be made prior to the inspection.

Do you perform the termite inspection yourself? No. We find that bringing in a professional termite inspector gets you a thorough termite inspection, as the termite inspector can focus on just wood-destroying organisms while our inspector focuses on the main inspection.

Will I get cost estimates? Yes, we provide baseline estimates.

What are your credentials? Please see our credentials page for a list of all courses and certificates.

When will I get my report? We provide an immediate site report (inspector’s notes) and then a summary by the next day.

Will you tell me if I pass or fail my 4-point insurance inspection? A 4-point insurance inspection isn’t pass or fail, and it is ultimately down to your insurance company as to whether or not they accept your form, however, the report we provide you will clearly indicate areas that are satisfactory and unsatisfactory.

Do you provide mold testing? Yes. A full home inspection can include mold testing, though it is an ancillary service, and not automatically provided as part of a home inspection.
