Moisture is a big issue that gets revealed during infrared inspections which includes hidden sources of mold, water intrusion, and roof leaks. The information provided by thermal imaging inspections is extremely valuable to the owner or perspective buyer of a house.
-
Some types of roof damage are easy to spot, such as interior water leaks or missing roof tiles. Other types, such as missing flashing, fasteners or seals, require the inspector to get a closer look. You will receive detailed information about your roof in both a hand report and summary provided with a full home inspection.

Our home inspector is a CPO (Certified Pool Operator), allowing him to do a thorough pool inspection. We assure a potential buyer of several key issues, ranging from filters and valves, to the functionality of the pool pump. A “Four Point Inspection” focuses on four main areas of the home:
-HVAC (Heating, Ventilation and Air Conditioning)
-Electrical (wiring and panels)
-Plumbing (connections and fixtures)
-Roof
The inspection and report describes the condition and age of these elements.
Insurance companies have become increasingly reluctant to issue Homeowner Insurance Policies on older homes (usually 20 years old or more), so you should always check with your insurance company to determine if you need a Four Point.

-Water resistance
-Window and door protection
Generally, a wind mitigation inspection is needed to determine which credits apply to a home, saving you money on your insurance.

A buyer inspection (or pre-sale inspection) is a crucial step in the home buying process. It allows potential buyers to thoroughly examine a property before making a final decision on whether or not to purchase it. During a buyer inspection, a professional inspector will assess the condition of various aspects of the property such as the roofing, plumbing, electrical systems, HVAC, and more.

A seller inspection (or owner inspection) is an essential process that occurs when a property owner decides to put their home up for sale. This type of inspection is performed by a professional inspector who assesses the condition of the house and identifies any potential issues that could impact its value or marketability. The goal of a seller inspection is to identify any necessary repairs or upgrades that the seller should make before listing the property for sale. By identifying and fixing issues before putting their home on the market, sellers can avoid surprises during negotiations and ensure that they receive top dollar for their property.
